How much does it cost?
Price on application, and that is not evasion. A two-branch sales agency, a lettings firm managing three hundred properties and a developer selling one site need genuinely different builds, and a good deal of the cost sits in what has to connect to your agency software and portal feeds. We scope it, price it, and you approve the number before anything starts. Publishing a headline figure we would not honour helps nobody.
How quickly can an agency start getting valuation requests?
Local property search is competitive but winnable, because most agency sites are weak on exactly the pages that matter. Do I need this if I already pay for agency software?
Often yes, because agency software is strongest after the instruction. It manages properties, applicants, matching and lettings admin very well. It is usually weak on everything before that: the homeowner who asked for a valuation two years ago, the landlord who is with a competitor and unhappy, the vendor you met and never followed up. That pre-instruction stage is where instructions are actually won, and it is the part we build.
Can our listings feed through from the software we already use?
Usually. Most agency systems already publish a portal feed, and where they do we take the same feed so a property is entered once and appears on your own site as well. Some systems are closed or charge for access, and we check that during scoping rather than after. Where a feed genuinely is not available we will say so and set up the simplest workable alternative instead of pretending the problem does not exist.
What about material information and listing compliance?
What a listing has to disclose has moved twice in recent years, and the guidance changed again when consumer protection law was updated, so we do not offer advice on it. What we do is practical: build the listing template and the CRM fields so the information you are required to gather has a proper place to live, make missing fields visible before a property goes live, and keep the record of what was disclosed and when. Your compliance lead or redress scheme remains the authority on the detail.
How has the move to periodic tenancies changed what a lettings site needs to do?
Fixed terms in England became periodic in 2026, which removed the renewal cycle and the fee that came with it. Two things follow. Landlord retention matters far more, because there is no longer a natural moment each year that forces a conversation, so the CRM prompts rent reviews and portfolio check-ins instead. And winning new managed instructions gets more valuable, which means the landlord side of the site needs its own pitch, its own fee clarity and its own enquiry route rather than a link buried under sales.
Who actually does the work?
We do, end to end. The reason this is one package rather than five suppliers is that the handovers are where these projects fail: the developer blames the marketer, the CRM consultant blames the developer, and a branch manager ends up co-ordinating all of them between valuations.
